Hocks House was ok, rooms on 2nd - 3rd floor need to walk up. Staff was friendly, a foreigner but deals with a chinese boss. It's so far one of the most ok looking stays listed in agoda but for tanjung sepat, no harm in reaching there only look for stays. Got plenty others there. Parking at Hocks House is within compound btw.

The price of the room was not worth it”
The floor of the room was very dirty, and it would be black when you stepped on it. The air-conditioning in the room is not cold at all, making it impossible to sleep. The door of the room is broken, it takes a lot of force to close, and the soundproofing is poor. There is a problem with the water sprinkler in the toilet. The location is outside the new village, and you need to drive in. It is a bit far for backpackers to walk. It takes about 5 minutes to drive to the Lover’s Bridge, and 15 minutes to Kuan Wellness Eco Farm. The price of the room was not worth it, and it didn't take consider guest were pregnant women and a one-year-old child. They also arranged to live in a room close to the stairs on the 3rd floor. The stairs were very dangerous although there were warning signs.

Close to perfect stay”
Probably the cheapest and surely the cleanest in the neighbourhood. All furniture are new and of higher quality than average 2 starred local hotels. If it were not the Chinese New Year music broadcast at 730am right at our door, our stay would have been a perfect one. We didn't try their cafe and so can't comment on it. But don't miss the buns at Mr Black which is located opposite Hocks House. We tried all of them and all, including the salty fish bun, were very good! However we got ripped off at the famous Asam Batu Laut Seafood restaurant, finding out that we were charged 50% more than local price.

The cleanest hotel I have ever stayed”
Though the exterior design of the Hocks House did not really give a very good impression on the first sight ("hmm, an ordinary... guest house?). But once you step in, you would realized the staffs actually do take off their shoes even at the lobby. So basically we just put our shoes at the staircase/outside (just like you would take off your shoes before you enter someone's house), of course, you can choose to take your shoes into your room. The ground floor gives the home feeling yet once you get up to 2nd & 3rd floor, you would be impressed by the cleanliness and comfort. All the facilities are new and clean. Nutshell, clean and comfort!

A pleasant pit stop”
We are driving from Lumut to Johor Bharu, and have choose Hocks House as a one night pit stop. The place is wonderful and feels like your rich uncle house rather than a hotel. The room is clean and tidy.Staffs are local people and very friendly. Parking can be a problem, althought we have it good because we were the only ones driving that night. Suggest to drive there, as it is the most convenient way to move around for meals and sigthseeing, though we must add that both Morib and Sungai Pelek have little to offer. We have no problem returning here again if we are on the same route.

Out of surprise, this honestay hotel are comes with 4 stars standard decoration and facility- nice room deco like 5 stars hotel, very clean room inside and outside, quiet environment and good locatiob-nearby to attractive location just within driving or walking distance (compare to others gold coast hotel which is dumb far away from tanjung sepat ), nice people helping carry our luggage, strong aircon . If you like painting art here you can find your favourite . Good experience overall, you can ask for some recommandation from the owner on where to go and eat too. Definitely will come back here again when chances arises. Thumb up and boy and girls, here is your ultimate choice for short accommodation at tanjung sepat ....you won't regret it for sure!

Very comfortable stay. Mr. Hock was very friendly and has a clean and homey house. Secure parking. Great value for money to stay for a night and continue on the journey. There is a mini-mart across the street to grab snacks and shops and petrol station nearby. There is also a gallery on the top floor with paintings done by his adventurous friend.

It is more than what i expect! The hotel and room were very comfort and clean. The owner of the hotel is very friendly and share good places for meals! The location is at Kg Tanjung Sepat, easy to locate and convenient to Morib, Gold Coast or within Tanjung Sepat!

I will stay here once every year to participate in the annual Tanjong Sepat Run...the rate has continue to increase year by year, compare to available facilities, this is no longer value for money..this is basically a 3 storey house converted into motel

Overall a pleasant stay. Very clean and new. Staffs are helpful and friendly. One will feel very comfortable to stay there. Environment is quiet and peaceful. Plenty of seafood restuarants around the area. The room numbering is creative and fanciful but not practical as it is not easy to read clearly. One Indian guy who checked in at about 3am came knocking at my door thinking it was his friend's room. What a nuisance to be disturbed at 3am. No in house telephone to call service counter. Will like to stay there again if there is a chance.

Clean Yet Spacious Room, Poor Sound Proof”
The room is big and clean. It's definitely value for money. The whole building is decorated by antique photos and furniture, it brings you back to 1950s. The drawback is the sound proof system. I can hear the noise from next door. I can hear easily too when guests are talking along the corridor. It's irritating. And i choose a premium room, hence it is located at the corner of the building, which facing the main road. Which i can hear the vehicles hon sometime. I think it would be better if request a room away from the main rood. However, the room sound proof system needs to be upgraded/
